Need to move but can't sell the house.

My family and I are going to move within the next year because of extended family issues on my side of the family. We live in SW Florida right now and we're relocating to the Atlanta area. I've never missed a mortgage payment but I am upside down on my house. I owe 173,000 and from talking to people in the know and reading, I would be lucky to get 125,000. From my front yard I can see 8 brand new homes not being lived in. Most of them have been sitting for over a year. There are many more within a 5 block radius. Like I said I will be moving by AUG 1st '09 and I've been told that my options are a Short Sale or Foreclosure if that doesn't work. A real estate broker that's also a friend told me that 6% of short sales in my area are actually being sold and I know they can take a long time. I'm going to call my lender this week and see if there is anything I can work out. Does anyone have any suggestions?
