I hate that you're in the situation you are. I'd say you're right about your options unless maybe you consider leasing the home you own now. I wouldn't count on that, as I have a home I've been trying to lease and nobody will pay the kind of rent here( live in Alabama) that it takes to cover the mortgage (only asking 2K a month for 3900 sq ft 5 BR, 4 bath, inground pool on the Tennessee river). The house has been on the market for almost a year, we have reduced it by 70K (already have pretty much said goodbye to the 20% down payment) and it still isn't selling. Because of a change in the family, we can no longer afford the payments.
