unable to refinance properties

I own 3 properties in NC (rentals)which are now worth less than the mortage and they have insanely high interest rates and I need to refinance. I have tried several dif lenders and mortgage brokers and no one is able to help me refinance. My primary home needs to be refinanced as well-it is valued at more than it's mortage, but because of the other 3 homes no one can help me with this one either. Because of tenants and home location in NC the rent received is not enough to cover mortgage payments each month. No late pymts past 30days yet.
