A preforeclosure short sale of a primary residence might enable her to sell, and walk away without owing anything. Her credit will be dinged, but not to the extent of Sheriff's Sale, and easily explained.
I would have her list the house at the amount owed.... and let it sit on the market while silumtaneously making application for a short sale.
