Your goal is to get an accepted offer to present to the lender. Sure they'll want more. But hey you never know!!! The new buyer can always up theeir offer! There can be a meeting of the minds and a sale in your favor!
In terms of credit if you stop paying while selling the home you will be in default.
The good news during this period you could sell the home. Thus for stalling a foreclosure. Which means you only have late pays on your credit regarding the home loan. They fall off your credit after two years!
Not a bad deal. Don't walk away.
