Hello Paul:

You obviously have no idea what we do!

In the first place most of business has nothing to do with forecloures at all. If it does involve foreclosure it is with the foreclosed homeowner as Renter ... not a seller. When our transactions do involve Foreclosure property ... the default is paid in full and a lender Rescission of Forclosure recorded ... therefore none of the laws you cite are applicable! All of our transactions are attorney reviewed and approved before closing! I'm sure they are aware of the laws you cited as well as many others.

Just to set the record straight ... in our transactions:

There is NO SALE of REAL PROPERTY.

In our Transactions ... we are a Principal hence no Real Estate laws or licensing is required!

We DO NOT get one cent from the sellers! In fact We pay any Realtor commissions due and Closing Costs!

We DO NOT get one cent of the seller's Equity now or later!

WE DO NOT break any laws or moral codes and try to help people out of bad financial situations ... whether trying to sell or buy!

We DO NOT scam anyone!

I hope this clears-up your misinformed insinuations!
