Check the deficiency judgment laws in both states, obtain the advice of legal advisor/CPA also, as far as any tax implications for the forgiveness of debt. All of the rules are complicated and point out that in any circumstance in which unexpected tax results are possible, a thorough examination by an experienced professional must be sought!
