Getting Close to Missing Payments

I have 2 rentals and my home with the same bank, due to losing exemptions on rentals I am upside down on both by $260 month, along with tenants not paying on time. I will run out of cash in a few months, should I talk to my bank now or wait until I miss payments to ask for help in IL? (Citibank)
