Chances are that if you dont pay back the money that you borrowed from the HELOC lender, thay can/will go after you for the shortage that they would be entitled too.
For them to collect it is another story since you must have assetes for them to attach.
Depending where in Virginia the property is located, I may know buyers who will purchase the property, negotiate the short sale, and get you released from any defiancey
